Too true. I've also known in two cases, rolling stock couldn't either be moved to the desired property or from it, in cases where trailers or cranes couldn't get in and out due to roads that wouldn't support them. One guy had to give a caboose away because he didn't do his homework on getting it onto his land.
Another guy I know had a diesel switcher, land-locked from the RR line that was torn out after he'd had it delivered that way. There were no roads to get it out of where it was.
