Except that a real estate agent usually has access to a fair-sized list of actual selling prices of comparable homes in similar neighborhoods. The list of comparable sales of locomotives – especially old steam locos that have been sitting outside and rusting for decades – is rather sparse

p.s. IMHO, the SoCal Chapter of the NR&LHS got ripped off when they traded 4-8-8-4 #4014 for a diseasel. They should have held out for 2-10-2 #5511 — IIRC the last locomotive extant with a Young valve gear and which also, unlike #4014, actually worked nearby Cajon Pass at one time in her career.
