Actually, the frame has rotted out and needs to be replaced (ie the whole superstructure rebuilt). While it is quite true that the dry climate helps, there were numerous holes in the roof that let rain water and snow in for several years. Several years ago we fixed that problem with a new tarpaper roof, but the damage was already done.
